Dr. Anderson came before the Commission and discussed access to his property and
the purpose of a temporary layout for a sketch plsn was to get a building
permit.

Mr. Alfred Albert came before the Commission and stated the Con~ission was
not bound by 152nd Lane on the sketch plan and noted for the record the
reasons he felt 152nd Lane should be on the south property selection:

1. It would be too close to 153rd if on the north.
2. There is a blind if going South.
There would be a drainage problem.
4. The layout of the proposed building itself would be better.
The proposed purpose is a convenience food store and self serve
gas station, approximately a 3,000 square foot building.

Mr. Al Kemp, 15220 St. Francis Blvd. N.W., came before the Commission
and expressed his concern for additional traffic and would like to
know what the future plans for 152nd Lane would be.

Dr. Austin came before the Commission and stated he feels the visibility
would be better on 152nd Lane to the north instead of the south.

Dr. Anderson stated he feels it is the responsibility of the developer
to pay for road costs and stated he had to upgrade 2 stubs into his
property and stated before he or Dr. Austin could respond to the road
sharing cost they would have to talk to their attorney.

Kenneth Peterson stated to the citizens there will be a formal public
hearing to present a preliminary plat on this matter.

Kenneth Peterson asked the Commission for their recon~endations regarding
the location of 152nd Lane and the sketch plan.

The Commission favors a northerly road and felt the visibility issue should be
looked at better.

Mr. Albert presented a potential subdivision ~ketch plan for the Commission
to review. The northerly side would eliminate Drs. temporary access, they
they would have access on 152nd to the south.

The Commission made the following recommendations: ~
1. Recommend the street on the north side of the property for 152nd Lane.
2. Recommend that Lot 2 be designated as an Outlot.
3. Recommend going into a preliminary plat state and schedule a public~
hearing for June 2, 1981 at 7:30 p.m.

CASE #3:' MRjDENNIS'SHARP=SUBDIVISION OFA PLATTEDLOT'AND ACCESS'TO A

''~ROUGHFARE STREET:

The following enclosures were provided by staff for consideration regarding
this matter:

1.
