(The City should refer to the attached MWCC <br />letter for the additional required information.) <br /> <br />The Plan is in general conformance with the <br />metropolitan system plan for on-site sewer systems. <br />For complete compliance, all aspects of on-site systems <br />management should be addressed (Guideline 2.2). <br /> <br />De <br /> <br />The Plan.appears to be compatible with plans of adjacent <br />and affected units of government. The comments submitted <br />by Coon Rapids should be worked out locally by the two <br />cities. The MWCC has commented on the Plan's lack of <br />information regarding sewers, which is needed to satisfy <br />the content requirements for a. comprehensive sewer plan. <br /> <br />g. The Plan relates to other Hetropolitan Development guide <br /> chapters as follows: <br /> <br /> 1. Development Framework <br /> <br /> The Plan identifies the location, intensity and extent <br /> of land use within the community. The amount of <br /> 'planned urban development is consistent with Council <br /> policy. However, the amount of land w'ithin the 1990 <br /> urban service area exceeds the amount of land necessary <br /> for development. In order for consistency with the <br /> MDF, the 1990 urban service area should be reduced to <br /> no more than 1,727 acres. Th~s figure excludes <br /> nondevelopable land.
