LAND DEDICATION <br />In all new residential or commercial subdivisions, ten <br />percent (10%) of the gross area subdivided shall be <br />dedicated to the public for public use as parks, <br />playgrounds, trails and/or open space. In all new <br />industrial subdivisions, five percent (5%) of the gross area <br />subdivided shall be dedicated to the public for public use <br />as parks, playgrounds, trails and/or open space. Along with <br />the dedication required in this section, additional land <br />within the gross area subdivided may be required to be <br /> ~ ~ ated the public fcr public use as storm ~ater <br /> ued~c to <br /> hc!ding areas or pond~. No area may be dedicated for public <br /> use until ~ritten findings and recommendations regarding the <br /> proposed dedications have been made by the Planning <br /> commission and presented to the city Council shall not <br /> approve the dedication of any areas for public use unless it <br /> deternines that such areas for public use are suitable and <br /> needed for the public health, safety, convenience and/or <br /> general welfare of the city, as a result of approval of the <br /> subdivision. <br /> <br /> <br />
