TO: City Administrator

FROM: Building Official

RE: Property Subdivision Access to Industry Blvd.

DATE: April 28, 1981

Mr. Dennis Sharp of Y.R. Sharp Construction Company has presented a
site plan and building plans for a commercial buidlingwith the same
exterior design as the Soderholm Building to be located on the westerly
half of Lot i Block I R~E2ey 67 Industrial Park.

In reviewing the site plan and building plans I have noted the follow-
lng:

l) The $500 escrow has not been paid.

2)

Council clarification as to whether or not this is in
the 1990 Urban Area is required. If it is it wouid re-
quire approval in accordance with the Urban Development
Permit process. City maps indicate this is not in the
Urban Area. However, sewer~will be available as early
or earlier here than it will be for the act,,~l Urban
~.rea.

Nine parking spaces are indicated on'the plan. City
Ordinance would require 9 spaces for the upper area
office space as well as spaces for the number of
ployees who will be employed in the warehouse area.
Additional parking spaces will be necessary.

4) The Developer is requesting he be all~wed to subdivide
this 5.5 acre lot into two parcels of approximtely 2.75
acres each. He would propose doing this by describing
the West 250 feet of Lot 1. This is somewhat like a
metes and bounds subdivision but is really not inasmuch
as we are already'dealingwith platted land. The City
Attorney has advised us to attain Planning Commission
inputprior to presenting this to the City Council.

5) The Developer is requesting an access directly to In-
dustry Blvd., whichis not consistant with City Policy.
However, to use the property in the manner he desires
this will be necessary. The contour of the land is
such that it would not be feasible to subdivide in the
other direction and still build the type of building de-
sired.
