TO: City Administrator <br /> <br />FROM: Building Official <br /> <br />RE: Property Subdivision Access to Industry Blvd. <br /> <br />DATE: April 28, 1981 <br /> <br />Mr. Dennis Sharp of Y.R. Sharp Construction Company has presented a <br />site plan and building plans for a commercial buidlingwith the same <br />exterior design as the Soderholm Building to be located on the westerly <br />half of Lot i Block I R~E2ey 67 Industrial Park. <br /> <br />In reviewing the site plan and building plans I have noted the follow- <br />lng: <br /> <br />l) The $500 escrow has not been paid. <br /> <br />2) <br /> <br />Council clarification as to whether or not this is in <br />the 1990 Urban Area is required. If it is it wouid re- <br />quire approval in accordance with the Urban Development <br />Permit process. City maps indicate this is not in the <br />Urban Area. However, sewer~will be available as early <br />or earlier here than it will be for the act,,~l Urban <br />~.rea. <br /> <br />Nine parking spaces are indicated on'the plan. City <br />Ordinance would require 9 spaces for the upper area <br />office space as well as spaces for the number of <br />ployees who will be employed in the warehouse area. <br />Additional parking spaces will be necessary. <br /> <br />4) The Developer is requesting he be all~wed to subdivide <br /> this 5.5 acre lot into two parcels of approximtely 2.75 <br /> acres each. He would propose doing this by describing <br /> the West 250 feet of Lot 1. This is somewhat like a <br /> metes and bounds subdivision but is really not inasmuch <br /> as we are already'dealingwith platted land. The City <br /> Attorney has advised us to attain Planning Commission <br /> inputprior to presenting this to the City Council. <br /> <br />5) The Developer is requesting an access directly to In- <br /> dustry Blvd., whichis not consistant with City Policy. <br /> However, to use the property in the manner he desires <br /> this will be necessary. The contour of the land is <br /> such that it would not be feasible to subdivide in the <br /> other direction and still build the type of building de- <br /> sired. <br /> <br /> <br />
