9. That during the platting process of Valley View Estates, Anoka County required an additional <br /> twenty-seven (27) feet of the Subject property to be dedicated for public fight-of-way <br /> purposes. <br /> <br /> 10. That if the right-of-way is included, the Subject Property would be approximately 10.3 acres. <br /> <br /> 11. That if granted, the variance is/is not contrary to the purpose and intent of Section 9.15.03 of <br /> the Ramsey City Code. <br /> <br /> 12. That if granted, the variance will/will not alter the essential character of the area. <br /> <br /> 13. That if granted, the variance will/will not adversely impact the degree of public health, safety <br /> and general welfare provided for in the Ramsey City Code. <br /> <br /> 14. That if granted, the variance will/will not unreasonably increase the congestion on the public <br /> streets. <br /> <br /> 15. That if granted, the variance will/will not unreasonably diminish established property values <br /> within the neighborhood. <br /> <br />16.
