The two structures are proposed to share one access onto Ebony Street, which is
acceptable to City Staff.

If the response to the sketch plan from Planning Commission and City Council is positive, the
developer will proceed to preliminary plat stage. At that time, compliance with setbacks,
drainage requirements, landscaping, tree preservation and architectural standards will have to be
demonstrated.

Recommendation:

The sketch plan process provides the Planning Commission the opportunity to relay to the
developer components of the proposed subdivision related to land use, street network, townhome
layout, and overall residential design that are acceptable and components that may need further
analysis during preliminary plat submittal.

Commission Action:

Provide the developer with feedback and direction related to the proposed sketch plan.

Review Checklist:

Public Works Director
Community Development Director
City Engineer

PC: 04/06/06

38
