15153 Nowthen Boulevard NW · Rarnsey, Nlinnesota 55303
City Hall: (763) 427-1410 · Fax: (763) 427-5543
www.ci.ramsey.mn.us

March 28, 2006

Stone Construction
2181 107m Lane~xrE
Blaine, MN 55449

Re: Site Plan -Riverside blanufacturing

Dear Robert Stenger:

We are in receipt of a Site Plan, Landscape and Lighting Plan, and Building Elevation
Plan prepared by Lampert Architects dated March 8, 2006 and a Grading, Drainage and
Erosion Control and Utility plans prepared by Hakanson Anderson dated March 6, 2006,
revised March 24, 2006. We offer the following comments:
General: The site plan is proposing a 30,000 square-foot manufacturing and office
facility located generally on the southwest corner of 143rd Lane and Sunfish Lake
Boulevard. The site plan proposes approximately 21,000 square feet of manufactur4-ng
space, as well as 2,400 square feet of office and 6,700 square feet of additional lease
space.

Zoning: The site is zoned E-1 Emptoymertt. Offices, waret~ouses, and manufacturing
facilities are permitted activities within this district. The intended use of this facility is
within the permitted uses of this district.

Access: There is an e.,dsting driveway located on Sunfish Lake Boulevard to access this
site. No new access is proposed. The City currently owns this property, and proposes that
the fight of access along CR 57 will be dedicated to the County except at the location of
the proposed access.

There also currently exists a private road easement over the northern 33 feet of the
subject property. This easement may be vacated; however a suitable drainage and utility
easement will need to be dedicated to allow the city to have access over the storm sewer
and the pond located on the property for maintenance purposes.
Lot Coverage: The proposed building will cover 34% of the total area of the site, which
is under the maximum lot coverage of 45 percent.

53
