Riverside Manufacturing-Site Plan Review <br />March 28, 2006 <br />Page 2 of 4 <br /> <br />Setbacks: The E-1 Employment District requires front, side, and rear building setbacks <br />of 35 feet, 20 feet, and 35 feet, respectively. All parking lots and paving must be 20 feet <br />from the street right-of-way. The proposed building meets ali required setbacks. The <br />parking lot also meets required setbacks. <br /> <br />Architectural Standards: Within the E-1 Employment District, exteEor wall finishes on <br />buildings must be made of beck, stucco, glass, wood, stone, or pre-cast whose surfaces <br />have decorative material or texture. The proposed structure appears to utilize primarily <br />rock-face block, smooth block, metal awnings, and windows. City staff is requesting the <br />addition of windows to the front fac, adc to contEbute to the street appearance on Sunlhsh <br />Lake Boulevard. Windows on both the northern and southern elevation are indicated on <br />the site plan, and will be verified upon building permit submittal. <br /> <br />Waste Storage: The site plan is deficient, of information regarding the location and <br />materials proposed for the waste receptacle. Please submit a revised site plan Md/caring <br />the location and materials to be used to construct the waste storage area. <br /> <br />Loading Docks: City Code requires one loading dock for the first I0,090 square feet of <br />floor space and one loading dock for every additional 25,000 square feet of floor space. <br />The proposed building indicates one l~)ading dock, wbSch is in conformance with City <br />Code. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for every <br />1,000 square feet of manufacturing space and one parking space for every .300 square feet <br />of office space within a development. The proposed site plan indicates the need for a total <br />of 36 stalls; 38 parking stalls are proposed. This conforms to City parking reqthrements. <br /> <br />Off-Street Parking - Design: City Code requires ail parking surfaces to be paved with <br />bituminous and curbs to be constructed with concrete. It appears that the site plan <br />proposes to be in conformance with this requirement. Please submit a site plan indicating <br />the intent to pave ali parking ~reas and construct curb with concrete. It appears there is a <br />substantial ~ade change on the north side of the lot, and it wiI1 be difficult to connect the <br />bituminous from the parking areas on the lot to the north. If this can be completed, it <br />must be coordinated with the property owner to the north. <br /> <br />Lighting: Please provide the City with details regarding the lighting that will be on the <br />building and located in the parking lot for review. City standards require that the <br />lurninaire (light source) must net be visible from beyond the property line. The applicant <br />should submit shop drawings of the lighting fixtures for review and approval by the City <br />Engineer. <br /> <br />Landscaping: The Landscape Plan, dated March 8, 2006, is generally acceptable. <br />However, Staff would prefer to see more diversity in the plantings, specifically with the <br />evergreens and shrubs. While the overall number of trees exceeds the minimum required, <br />at least one additional ever~een species, such as b'alsam fir or white spruce, should be <br /> <br />54 <br /> <br /> <br />
