It should be acted that the number of proposed shrubs (144) far <br />exceeds the number of required shrubs (100) and so there is some ability to reduce the <br />total number in.stalled while also increasing species diversity. <br />All areas not otherwise improved must be sodded. Any alternative to sod requires <br />Council approval. <br /> All landscaping requires an under~ound irrigation system. Irrigation metering and <br /> backflow devices shall be approved as part of the Utility Plan, and installed accordingly. <br /> Irrigation rain sensors shall be install'ed and appropriately placed throughout the <br /> development. <br /> <br />A revised Landscape Plan should be submitted. <br /> <br />Tree Preservation: Your submittal is deficient of a tree inventory and preservation plan. <br />A tree inventory must be conducted by a certified arbcrist for any trees larger than 4 <br />inches in diameter. A site plan and numbering system for each tree, as well as the species <br />and genus, are required. Please submit a tree inventory and preservation plan for the site. <br />Draiaage and Gradiag: A two-sheet set of ~ading, drainage and erosion control plans <br />dated March 3, 2006, and revised March 24, 2006 has been prepared by Tim Eggerich, <br />PE for this site. The following comments are offered: <br /> · Construction of the parking lot facility has been extended to the north line of the <br /> property. Permission must be obtained from the adjacent landowner to facilitate <br /> any construction activity beyond the site borders. <br /> · An 18 inch storm sewer is proposed {o be installed in a 20 foot strip between the <br /> proposed building and the south property tine. This storm sewer would be <br /> problematic to maintain in this confined location. [t is suggested that the storm <br /> sewer be redirected to be combined with the storm sewer north of the proposed <br /> building. <br /> · This site plan will be required to obtain a permit from the Lower Rum River <br /> Water Management OrganiZation. <br /> <br />Easements: According to the legal description, the lot to be developed has a 33 foot <br />private road easement across the northern boundary of the site. The City will forego this <br />easement, as current property owners, but will request that a 20 tbot wide drainage and <br />utility easement be dedicated on the northern boundary to allow access to the City <br />drainage pond on the western portion of the site. The legal description for the property <br />will be rewritten to reflect the new easement. Please show this proposed 20 foot easement <br />across the north boundary of the property. In addition to the 20 feet easement for access, <br />an appropriate easement will need to be established across the existing stormwater pond. <br />Please revise your site plan to show both these easements. <br /> <br />55 <br /> <br /> <br />
