2. The facilities shall be located to avoid slopes greater than 12%, wetlands, <br /> woodlands and areas of unstable soils. <br /> <br />All underground placing of utility facilities and pipelines shall be followed <br />by re-vegetation and rehabilitation with native materials appropriate for site <br />conditions. <br /> <br /> Subd. 2. Public and Private Streets and Railways. New roads, bridges and railways <br />crossing the Mississippi River corridor or routed within the critical area corridor shall meet the <br />following standards: <br /> <br />Streets, railways and bridges shall be constructed to minimize impacts on the <br />natural terrain and natural landscape. <br /> <br />b. Excessive cuts and fills are to be avoided where possible. <br /> <br />All streets, railways and bridges shall be subject to the site planning requirements <br />set forth in the code <br /> <br />New streets and railways shall not utilize the river corridor as a convenient right- <br />of-way for new arterials or main lines. <br /> <br />Transportation facility river crossings shall be minimized and concentrated at <br />existing crossings where possible. <br /> <br />When planning and designing public transportation facilities consideration shall <br />be given to provision off <br /> <br />1. scenic overlooks for motorists <br /> <br />2. safe pedestrian crossings and facilities along the Corridor <br /> <br />3. access to the river front in public ownership and reasonable use of land <br /> between river and transportation facilities <br /> <br />9.21.08 Existing Uses. <br /> <br />Subd. I. Existing structures. <br /> <br />Structures which do not meet locational requirements established under the <br />zoning ordinance may be allowed to continue in their current state, may be <br />rebuilt or remodeled including structural components, but are not permitted to <br />expand or increase from their original size, unless approved as a Conditional Use. <br /> <br />If the structure is proposed to be rebuilt or remodeled, a site development plan is <br />shall accompany the building permit for review and approval consistent with the <br />provisions contained in this section. <br /> <br />Subd. 2. Signs: <br /> <br />a. Advertising signs that are visible from the river are prohibited. <br /> <br />-14- <br /> <br /> <br />
