Person - Any individual, firm, corporation, partnership, association or other private or
<br />governmental entity.
<br /> Planned Unit Development - A type of development characterized by a unified site design
<br />for a number of dwelling units or dwelling sites on a parcel, whether for sale, rent, or lease, and
<br />also usually involving clustering of these units or sites to provide areas of common open space,
<br />density increases, and a mix of structure types and land uses. These developments may be
<br />organized and operated as condominiums, time-share condominiums, cooperatives, full fee
<br />ownership, commercial enterprises, or any combination of these, or cluster subdivisions of
<br />dwelling units, residential condominiums, townhouses, apartment buildings, campgrounds,
<br />recreational vehicle parks, resorts, hotels, motels, and conversions of structures and land uses to
<br />these uses
<br />
<br /> Public Waters - Any waters as defined in Minnesota Statutes, section 103G.005,
<br />subdivisions 15 and 1Sa.
<br />
<br /> Setback - The minimal horizontal distance between a structure or sanitary facility and the
<br /> ordinary high water mark or between a structure or sanitary facility and a road, well, highway, or
<br /> property lines.
<br /> Shoreland - The land within the following distances from public waters: 1,000 feet from the
<br /> ordinary high water level cfa lake, pond, or flowage; and 300 feet from a river or stream, or the
<br /> landward extent of a flood plain designated by ordinance on a river or stream, whichever is
<br /> greater. The limits of shorelands may be reduced whenever the waters involved are bounded by
<br /> topographic divides which extend landward from the waters for lesser distances and when
<br /> approved by the Minnesota Department of Natural Resources Commissioner.
<br /> Sign, Advertising - A sign which directs attention to a business, commodity, service, activity
<br /> or entertainment not necessarily conducted, sold or offered upon the premises where such si~ is
<br /> located.
<br /> Slope - The inclination of the natural surface of the land from the horizontal, usually
<br /> measured in one of three ways: 1) as a ratio, the horizontal distance to the vertical distance; 2) as
<br /> a pementage, the vertical distance over the horizontal distance; and 3) by degrees, measured from
<br /> the horizontal to the vertical.
<br /> Structure - Any building (including mobile homes) or appurtenance thereto, except aerial or
<br /> underground utility lines such as sewer, electric, telephone, telegraph or gas lines, including
<br /> towers, poles, and other supporting appurtenances.
<br /> Tree - Any woody plant that has at least one trunk whose diameter 4 feet above ground is 4"
<br /> or greater.
<br /> Wetland - A surface water feature classified as a wetland in the United States Fish and
<br /> Wildlife Service Circular No. 39 (1971 edition.
<br /> Woodland - A group of trees at least one-half acre in area and with a crown cover of 50% or
<br /> greater.
