The following items are enclosed for your information: <br /> <br /> a) Site location map · <br /> <br /> b) Preliminary Plat of Kelly Acres - current and future phases <br /> c) Proposed grading and drainage plan <br /> d) Landscaping and Tree Preservation Plan <br /> e) Composite plan of Rum River Prairie and Kelly Acres <br /> f) Notification List from Anoka County <br /> g) Packet of letters from residents regarding the proposed developments <br /> h) City Staff review letter dated February 28, 2006, re¥ised April S, 2006 <br /> <br />Notification: <br /> <br />According to City Code, residents within 700 feet of the subject property were notified of the <br />public heating. <br /> <br />Observations: <br /> <br />The applicants are proposing to plat 5 new single-family lots and replat 2 existing homes on <br />approximately 19 acres on Tiger Street at 171st Avenue. The property is currently located in the <br />R-1 Rural Developing district, with a minimum density of 1 lot per 2.5 acres, or 0.4 units per <br />acre. As submitted, the preliminary plat is showing a gross density of approximately 0.36 units <br />per acre. <br /> <br />The 5 new lots meet R-1 Rural Developing standards for lot width, size, and frontage on a public <br />road, but the 2 existing homes are proposed to be platted on lots that do not conform to the <br />standards. Because these are existing residences, staff is comfortable with the lots as proposed. A <br />future re-subdivision plan has been received for the entire undeveloped area. All future streets are <br />platted as individual outlets. <br /> <br />The proposed lots will be served by a common septic system located in Rum River Prairie, <br />constructed to hook up to municipal sewer and water when they become available to the <br />property.
