It will <br />also be the developer's responsibility to nofif7 potential purchasers of cluster lots of the <br />possibility of future development on the remainder of the parcel. The. notice must include a <br />statement to this effect and include a copy of the Urban Development Plan required as part of <br />City Code. A copy of this notice shall be sent to the City. The developer shall obtain a signed <br />acknowledgement fi.om the purchaser stating that the purchaser has reviewed the future <br />development notice, and understands that the remnant parcel may be developed in the future. <br /> <br />Park Dedication: The 2006 park dedication rote is $2,400 per residential lot and will be due <br />prior to the release of the final plat. <br /> <br />Trail Fee: Trail Fees must be paid for new lots created prior to release of the final plat for- <br />recording. Additionally, as part of the Park and Trail Plan, a 10 foot bituminous trail along <br />Armstrong Boulevard is required along the extent of the plat. At'mr further review, the City is <br />requiring the construction of trail north to County Road 63. Construction of this trail will be <br />funded by the City of Ramsey, through the Development Agreement. The trail must be platted in <br />an easement. <br /> <br />Sewer and Water Trunk Fee: The future payment of sewer and water trunk fees for the <br />proposed lots will be detailed in the Development Agreement for the plat and/or in the HOA <br />documents. <br /> <br />Stormwater Management Fee: A stormwater management fee must be paid for all new. Iots <br />being created. The rate in effect at the time of final plat approval must be paid prior to the City's <br />release of the f'mal plat for recording. <br /> <br />The Ramsey City Council will be reviewing your request for preliminary plat approval on <br />Tuesday, April I 1, 2006, at the Ramsey Fire Station located at 15050 Armstrong Boulevard.
