Rum River Prairie Preliminary Plat Review February 28, 2006, RevisedApril 5, 2006 4 of 4 Park Dedication: The 2006 park dedication rate is $2,400 per residential lot and will be due prior to the release of the final plat. Trail Fee: Trail Fees must be paid for new lots created prior to release of the final plat for recording. Additionally, as part of the Park and Trail Plan, a 10 foot bituminous trail along Armstrong Boulevard is required along the extent of the plat. After further review, the City is requiting the construction of trail north to County Road 63. Consmaction of this trail will be funded by the City of Ramsey, through the Development Agreement. The trail must be platted in an easement. Sewer and Water Trunk Fee: The future payment of sewer and water trunk fees for the proposed lots will be detailed in the DeveI6pment Agreement for the plat and/or in the HOA documents. Stormwater Management Fee: A stormwater management fee must be paid for all new lots being created. The rate in effect at the time of f'mal plat approval must be paid prior to the City's release of the final plat for recording. The Ramsey City Council will conduct a meeting at 7:00 PM on Tuesday, April 11th, 2006 at the Ramsey Fire Station located at 15050 Armstrong Boulevard, to consider your request for preliminary plat.
