Shade Tree Creek <br />Preliminary Plat Review <br />April 21, 2006 <br />$ of 5 <br />acknowledgement from the purchaser stating that the purchaser has reviewed the future <br />development notice, and understands that the remnant parcel may be developed in the future. <br /> <br />Park Dedication: The preliminary plat has been reviewed by the Parks Commission. The <br />commission has recommended that the City require dedication of Lot I Block 3 for park (75 fl <br />wide lot in SW comer of Plat). The Plat reflects this request. This ia 0.25 acres more than the <br />required land at this time. This 0.25 acre will be credited against future park dedication <br />requirements. <br /> <br />Trail Fee: The current Trail Development Fee is $580 per dwelling unit. Trail Fees must be paid <br />prior to release of the final ~lat for recording. A 10-foot wide trail easement is also required <br />along the front of lots on 177 Avenue. Please revise your plat to indicate this. <br /> <br />Sewer and Water Trunk Fee: The future payment of sewer and water trunk fees for the <br />proposed lots will be detailed in the Development A~eement for the plat and/or in the HOA <br />documents. <br /> <br />Stormwater Management Fee: The current stormwater management rate is $397 per <br />residential lot. The rate in effect at the time of final plat approval must be paid prior to the City's <br />release of the final plat for recording. <br /> <br />The Rmmsey Planning Commission wil! be meeting on Monday, April 24, 2006 at 7:00 pm at the <br />Ramse,f-Fire Station located at 15050 Armstrong Boulevard, to consider your request for <br />preliminary plat review.
