CASE #: ~ <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF BROOKFIELD SECOND ADDITION; <br />CASE OF OAKWOOD LAND DEVELOPMENT <br /> By.: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />Oakwood Land Development has applied for final plat approval to develop 72 urban single family <br />residential lots as the second phase of Brookfield Addition. The property is generally located west of <br />Nowthen Blvd. and south of Trott Brook. The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Final plat <br />c) Grading plan <br />d) Landscaping/tree preservation plan <br />e) City Council meeting minutes dated September 13, 2005 <br />f) City staffreview letter dated April 21, 2006 <br />g) Draf~development agreement <br />h) Final plat resolution for approval <br /> <br />Notification: <br /> <br />In accordance with state statute, notification was made of the preliminary plat public hearing. <br /> <br />Observations: <br /> <br />Oakwood Land Development is proposing to create 72 lots as the second phase of Brook. field <br />Addition. The final plat complies with the approved preliminary plat in terms of lot standards, as <br />outlined in the City StaffReview Letter. <br /> <br />The applicant has applied for and received a Comprehensive Plan Amendment for the subject <br />property, making it eligible for connection to municipal sewer and water. An Environmental <br />Assessment Worksheet (EAW) was completed for the project during preliminary plat review. The <br />City Council determined at that stage that the preparation of an Environmental Impact Statement <br />(EIS) is not required for this development. <br /> <br />The City has acquired a conservation easement along the entire Trott Brook corridor through the plat <br />ofBrookfield. A trail will also be constructed along the entire length of the Brook. <br /> <br />Some revisions are required to the landscaping plan per the City Staff Review Letter. Staff is <br />recommending some additional landscaping along portions of Blocks 4 and 5 to satisfy density <br />trarisition requirements. Staff is also recommending some additional landscaping on several lots that <br />back up to Nowthen Blvd. During their review of the preliminary plat, the Planning Commission also <br />requested additional landscaping in these areas. <br /> <br />-249- <br /> <br /> <br />
