The proposal for the second phase of Brookfield includes the construction of 170th Trail (within <br />the Second Addition and westward to the First Addition), 170th Avenue, 169th Avenue, Garnet <br />and Feldspar Streets. <br /> <br />some revisions are required to the grading and utility plans, per the City StaffReview Letter. <br /> <br />The applicant has signed an agreement with the City regarding utility construction to Brookfield and <br />Sweet Bay Ridge. Certificates of occupancy will not be issued until the City sanitary sewer and <br />watermain are fully functional, including permanent vehicular access to the lift station. <br /> <br />Park dedication requirements ~for the plat are being satisfied through a cash payment. The applicant <br />will be constructing trails along the southern boundary of Trott Brook and along Nowthen Blvd. <br />Staff is recommending that the trail along Nowthen Bird be constructed beyond the plat boundary to <br />167th Avenue. <br /> <br />Recommendation: <br /> <br />Staff is recommending approval of the final plat. <br /> <br />Council Action: <br /> <br />Motion to adopt Resolution #06-04- to approve the final plat of Brookfield Second Addition <br />contingent upon compliance with the City Staff Review Letter dated April 21, 2006, and the <br />Developer entering into a Development Agreement with the City. <br /> <br />Motion to deny the final plat of Brookfield Second Addition. <br /> <br />Review Checklist: <br />City Engineer <br />Assistant Community Development Director <br /> <br />CC: 04/25/06 <br /> <br />-250- <br /> <br /> <br />
