Brookfield 2"a Addition - Final Plat <br />April 21, 2006 <br />5of6 <br />An extension of the 16-inch waterrnain to CSAH 5 must be provided as condition of approval <br />this final plat. <br /> <br />Park Dedication: The Park and Recreation Commission reviewed the preliminary plat at their <br />August 1 I, 2005 meeting and recommended that park dedication be satisfied with a cash <br />payment. The current rate is $2,400.00 per unit. . <br /> <br />Trail and Trail Fee: The current trail feel is $580.00 per unit. The City's Park and Trail Plan <br />shows proposed trails south of Trott Brook and along Nowthen Bird on the subject property. The <br />City has requested that the trail along Trott Brook be installed from the west boundary of this <br />final plat to County 5 as an element of the BroolcSeld 1st Addition construction improvements. <br />The Developer will be required to provide a trail easement over the portions of this trail within <br />Brook.field 2"a Addition. The developer will be required to install a 1 O-foot bituminous trail from <br />the Trott Brook corridor south to 167m Avenue. Ptans for'this trail need to be submitted and <br />approved. The developer will be credited for the costs of the trail outside the plat against the trail <br />fees referenced above .The developer will be reimbursed at a rate of $17.00 per foot. <br /> <br />Sewer and Water Trunk Fee: There is a sewer and water trunk fee of Two Hundred Thousand <br />Four Hundred Sixty-Four Dollars and no cents ($200,464.00) (72 units x $3,062/unit) due on the <br />Plat. The City of Ramsey and the Developer have entered into a Watermain and Sanitary Sewer <br />Cost Contribution A~eement dated March 22, 2006 (the "Agreement"). Pursuant to Section <br />3.02 of the Agreement, the 2006 water trunk fee in the amount of One Thousand Nine Hundred <br />Twenty Five Dollars and no cents ($l,925.00) per lot and the 2006 sanitary sewer trunk fee in the <br />amount of One Thousand One Hundred Thirty Seven Dollars and no cents ($1,137.00) per lot <br />have b-~n paid. Therefore, there is no required payment for the sewer and water trunk fees for <br />Brookfield Second Addition. <br /> <br />Stormwater Management Fee: A stormwater management fee must be paid for ali new lots <br />being created. The rate in effect at the time of final plat approval must be paid prior to the City's <br />release of the f'mal plat for recording.
