Staff offers the following comments on this plan: <br /> 1. Lots I4, 15 and 25 of Block I must have a minimum elevation of 875.0 to meet the <br /> LR.RWMO requirement of being two feet above the 100 year floodplain elevation. <br />3. Add rear yard drainage and utility easements for Lot 1, Block 5 and Lot 2, Block 5. Add <br /> side yard drainage and utility easements for the plan for Lot 2, Block 5 and Lot 3, Block <br /> -'5. <br />4. Add FES elevations for FES 3 and FES 5. <br />5. The maximum slope should not exceed one foot vertical to four feet horizontal. The <br /> slopes on pond slopes and berms appear to be one foot vertical to three feet horizontal. <br />6. The lot grading table should include the style of structure, the front yard slope, the rear <br /> yard slope, and a notation on which lots have yard grades less than 2% which will require <br /> a grading certificate prior to occupancy. <br />7. The tree preservation boundary should be added to the grading plan. <br />8. A permit from the Lower Rum Pdver Water Management Organization must be obtained <br /> for Bmokfield Second Addition. <br /> <br />Utilities: This subdivision will be served by municipal sanitary sewer and water service which <br />will be extended to the site via a separate contract. Service to tiffs subdivision will be dependant <br />upon this contract and the development of the Sweet Bay Ridge and Broolcfield Addition <br />subdivisions. Certificates of occupancy will not be issued until the City sanitary sewer and <br />watermain are fully functional and must include permanent vehicular access to the lift station. <br /> <br />The final construction plans submitted provide for only, one connection to the water supply. Fire <br />flow demands will not meet minimum requirements without a looped water system provided to <br />this development, nor will it provide a necessary second, connection to provide system reliability. <br /> <br />-268- <br /> <br /> <br />
