We are also in receipt of your revised Construction Plans consisting of <br />fifteen (15) sheets dated January 20, 2006, revised March 24, 2006. We offer the following <br />comments: <br /> <br />General: The area of the plat includes the City Hall campus, 3 existing residences south of City <br />Hall, a~_d the commercial comer at Nowthen Blvd. and Alpine Drive. The subject property is <br />generall~ located in the southeast quadrant of Nowthen Blvd. and Alpine Drive. The plat <br />consists of approximately 50 acres and the f'mal plat approved on February 28, 2006 proposed to <br />create a total of 46 new single-family lots, replat and reduce lot size for the 3 existing <br />homesteads south of City Hall, replat the existing commercial lot in the northwest comer of the <br />property into 2 lots, and preserve 2 future sites for public/quasi-public uses. <br /> At the time of fmai plat approval on February 28, City Council directed City Staff and the <br /> Developer to determine the best solution to provide a temporary access from the Fire Department <br /> to Alpine Drive utilizing the new Helium Street. City Staffhas met and the solution for a second <br /> access consists of the City retaining ownersh/p of Lot 21, which shall be used as a temporary <br /> access point from the Fire Station to Helium Street. The Developer shall be responsible for <br /> constructing the temporary driveway, and in exchange shall be allowed to plat an additional lot <br /> for development to replace the lot given to the City. If and when that access through Lot 21 is <br /> abandoned, the lot will be developed by the City. As a result, the revised final plat creates 47 <br /> rather than 46 new residential lots. <br /> The owner of the commercial property in the northeast comer b. as requested that the vacant <br /> commercial parcel be platted as an outlot versus a lot. The final plat has been modified <br /> accordingly. <br /> <br />-294- <br /> <br /> <br />
