Develop Concept Options including one option with no building demolition and <br /> one option with partial building demolition. <br />2. Compare options for advantages and disadvantages. <br />3. IdentificarJon of potential building audit costs associated with each option. <br />4. Cost Estimates of potential full project costa for each option. <br /> <br />Site Assessment and Concept Plan · · <br />The intention of this effort is to assess the selected future fire station site for <br />feasibility, functional appropriateness. This effort will develop a concept plan <br />sufficient to understand potential fire station and supporting site development size, <br />configuration, and placement on site A detailed breakdown of the proposed Site <br />Assessment services follows: <br /> <br />I. Develop a preliminary Fire Station configuration for use in testing site <br /> appropriateness.. <br />2. Assess site accessibility, configuration, adjacencies, and significant topographic <br /> features for fire station appropriateness. <br />3. Identify and locate anticipated Anoka County radio tower configuration and <br /> requirements. <br />4. Develop preliminary site layout option, and review for potential site <br /> development concerns. <br />5. Cost Estimate of potential full project costs for site and project development <br /> for new fire station. <br />6. Compile findings of all services in final report and present to Ramsey City staff <br /> and leadership as directed. <br /> <br />Potential Additional Services <br />In addition to the basic services above, the owner may wish, or be required based <br />on project conditions, ~o direct BKV Group to provide additional services. These <br />additional services may]nclude, but are not limited to: <br /> 1. Existing Building Hazardous Material Assessment / Abatement Estimate <br /> Detailed building audit of existing structures. <br /> 3. Civil Engineering Services including detailed utility capacity assessment. <br /> 4. Development of additional new fire station concept plans. <br /> <br />Compensation <br />BKV Group's compensation goals are to establish fees that fairly compensate us for <br />the required services to achieve our client's project goals while assuring that both <br />our client and firm feel they are treated fairly - value received for dollar spent. To <br />meet this goal, we strive to establish a well-defined project understanding and scope <br />of services to be provided so that an appropriate fee structure can be determined. <br /> <br />BKV Group's compensation for the study effort outlined in this proposal shall be <br />lump sum fees plus reimbursable expenses. Reimbursable expenses include, but are <br />not limited to printing, phone charges, and auto mileage. The lump sum fees for the <br />work scope ourJined in this proposal shall be based on the following schedule: <br /> <br />-360- <br /> <br /> <br />
