BKV <br /> <br />GROUP <br /> <br />April 7, 2006 <br /> <br />Heidi Nelson <br />Assistant City Administrator <br />City of Ramsey <br />15153 Nowthen Blvd NW <br />Ramsey, MN 55303 <br /> <br />RE: PROPOSAL FOR PROFESSIONAL SERVICES - Fire Station No~,Study <br />Dear Mrs. Nelson: <br /> <br />We are pleased to submit our proposal for services to study the space needs for <br />Fire Station No~..We understand the goal of this effort to be to determine <br />modifications which may be required to the existing City Hail and Fire Station <br />building in order to adequately meet the Fire Station needs and safety requirements <br />as a temporary space in expectation of a new Fire Station being constructed in the <br />future. Additionally, we understand this effort is to investigate the appropriateness <br />of the site currently identified for the future fire station, located to the Northeast of <br />the existing City Hall. This proposal for services is in lieu of the signed agreement <br />dated November I, 2005 and is based on further input from City staff and <br />leadership.. <br /> <br />BI(V Group is proposing to provide three primary work efforts, including <br />Preliminary Audit of existing building conditions, Concept Options for temporary <br />usage of existing facility for fire station functions, Site Assessment and Concept Plan <br />for site identified for future Fire Station. The proposed project approach is as <br />follows: <br /> <br />Preliminary Audit of Existing Building Conditions <br />The intention of this effort is to identify utility and infra-structural modifications <br />which may be required to support a temporary utilization of the existing City Hall <br />building for Fire Stationl),~unctions. This audit is not intended to be exhaustive, <br />however, it's focus will be to understand the potential impac: of temporary re-use <br />and/or padal demolition options on the building's mechanical, electrical, and <br />structural systems. A detailed breakdown of the proposed Preliminary Audit <br />services follows: <br /> <br />I. Review of existing building and site documentation including utility connections. <br />2. On-site review of existing conditions by BKV Group architect, mechanical, and <br /> electrical engineers. <br />3. Identification of potential significant systems repairs or replacements which may <br /> be required for temporary re-use of all or portions of City Hall for Fire Station <br /> I Functions. <br />4. Cost Estimates of potential system repairs or replacements based on building <br /> re-use Concept Options. <br /> <br />Temporary Re-Use Concept Options <br />The intention of this effort is to identify preliminary concept options for the re-use <br />of all or portions of the existing City Hall building for Fire Station I functions. <br />Options would explore a no demolition scenario or partial demolition scenario of <br /> <br />-359- <br /> <br /> <br />
