We are also in receipt of plans for <br />the on-site sanitary treatment system dated April 13, 2006. We offer the following comments: <br /> <br />General: T~e submitted preliminary plat proposes to plat approximately 36 acres to create 13 <br />new single-family lots and replat an existing house. These lots would be clustered on <br />approximately 6.6 acres in the southwest portion of the site. The subject property is generally <br />located:6n 173ra Avenue east of Puma Street. <br /> <br />Zoning: The property is zoned R-I Residential and is located in the Rural Developing Area. <br />Lot Area and Width: The current minimum lot size in the R-1 - Rural Developing Area is <br />10,800 square feet, with a maximum of 32,670 square feet. The required lot width is 80 feet (90 <br />feet for comer lots). All lots ~onform to the City Code standards for size and width, with the <br />exception of the existing house, which is platted in a 5.38 acre lot. <br />Density: The R-1 Residential - Rural Developing Area allows a gross density of 1 unit per 2.5 <br />acres, or 0.4 units per acre. <br /> <br />Future Re-Subdivision Plan: It does not appear that any additional lots are proposed, and that <br />this plan represents full build-out. All areas that are not being developed as part of a lot are <br />shown in drainage and utility easements. <br /> <br />Landscaping: The landscaping plan is acceptable. The preservation of existing trees on Lots 1- <br />5, Block 1 appears to satisfy the landscaping requirements for those lots and the remainder of the <br />lots are receiving two overstory trees each. <br /> <br />8 <br /> <br /> <br />
