We offer the following comments: <br /> <br />General: The application seek~ to split one existing single family lot into two lots. <br /> <br />Zoning: The property is zoned R-I Residential (MUSA). This lot has been recently served by <br />city sewer and water facilities. The property is also within the Mississippi River Critical Overlay <br />District.- <br /> <br />Lot Sizes: The minimum lot size in the R-1 MUSA-Critical Overlay District is 12,150 square <br />feet for non-riparian lots. The sketch plan indicates that the newly created lots will be 25,000 <br />square feet each in size, and this conforms to City Standards. <br /> <br />Lot Dimensions: The minimum lot width is 90 feet in the critical river areas. The proposed lots <br />will both be 100 feet in width, and conform to City Standards. <br /> <br />Tree Preservation Plan: A tree preservation plan is not required for th/s subdivision because no <br />grading or tree removal is necessary for the subdivision of the land. However, if the property is <br />improved, attention must be paid to the location and removal of any trees when siting and <br />gading areas for a house pad. <br /> <br />Wetlands: There are no substantial wetland issues with the proposed site. <br /> <br />Drainage: The standard drainage and utility easements are shown on the plat. Drainage from the <br />front of the new Iot will flow into an existing storm sewer at the intersection of 137~h and Ebony <br />St. which eventually empties into the Mississippi River.
