FROPOS~I) FINDINGS OF FAC~ <br />CONDITIONAL USE P~RMIT <br />BR~:P-7.Y OUTDOOR, INC. <br /> <br />J <br /> <br />That Breezy Outdoor, Inc., hereinafter referred to as "Applicant", has <br />properly applied for a conditional use permit to construct an <br />advertising sign. <br /> <br />That the Applicant appeared before the Ramsey Planning and Zoning <br />Commission for a public hearing pursuant to Sections 170.013D and <br />170.054 of the Ramsey City Code on February 2, 1988 and that said <br />public hearing was properly advertised and that the minutes of said <br />public hearing are hereby incorporated as part of these findings by <br />reference. <br /> <br />5. <br /> <br />6. <br /> <br />7. <br /> <br />That the subject property is generally 'known as 7009 Highway ~10 N.W. <br />and is legally described as follows: <br /> <br />Lot 5, Block 1, Kovar Addition, Anoka County, Minnesota <br /> <br />That the subject property is located in the B-1 ~usiness District and <br />is approximately one acre in size. <br /> <br />That the Applicant is requesting a conditional use permit to construct <br />an advertising sign on the subject property. <br /> <br />That the Applicant is proposing to construct a two-faced advertising <br />sign with each face approximately 300 square feet in size. <br /> <br />That Section 170.054 of the City Code requ. ires that advertising signs <br />shall be constructed either on the site of the subjec~ a~ivity on the <br />sign or within 2,500 feet of the subject activity advertised on the <br /> <br />That Section 170.054 of the City Code also requires that all <br />advertising signs must obtain a conditional use permit from the City <br />prior to constru~ion. <br /> <br />That the subject property is currently the site of a used automobile <br />sales o~ration and the ~ ~ .... plans to rent the subject property <br />from the ~uuer. <br /> <br />10. ~nat the adjacent properties are located within the B-1 Business <br /> District. <br /> <br />!!. Tnat the proposed sign will not increase traffic into or from the <br /> subj ec~ property. <br /> <br />12. That the proposed sign will not be unduly dangerous or detrimental to <br /> persons working in the vicinity of the proposed sign. <br /> <br />13. That the proposed sign will not substantially impair the use of <br /> surrounding properties. <br /> <br />14. Tnat the proposed sign wil! net be harmonious with and in accordance <br /> with the ..specific objectives cf the City's Co.~prehensive Plan and Zoning <br /> Ordinance. <br /> <br /> <br />
