Wild Oaks of Ramsey <br />Preliminary plat: Review <br />April 28, 2006 <br />4of. 4 . <br />Trail Construction and Fee: Trail Fees must be paid for new lots created prior to release of the <br />final plat for recording. A trail is required to be constructed on all County right-of-way. <br />However, the City recognizes the burden of constructing trail on wetland, and will require the <br /> an equivalent contribution to constructing trail along County Road 63. Also, <br /> developer to provide Street and proposed 171st Avenue is required (10 feet with a 6 foot <br /> a t_mil easement along Nutria <br /> wide boulevard). Please revise your plans to indicate this. <br /> Sewer and Water Trunk Fee: The future payment of sewer and water trunk fees for the <br /> proposed lots will be detailed in the Development Agreement for the plat and/or in the HOA <br /> documents. <br /> Stormwater Management Fee: A stormwater management fee must be paid for. all new lots <br /> being created. The rate in effect at the time of final plat approval must be paid prior to the City's <br /> release of the final plat for recording. <br /> The Ramsey Planning Commission will be meeting at 7:00 PM on Thursday, May 4, 2006 at the <br /> Ramsey Fire Station located at 15050 Armstrong Boulevard, to consider your request for <br /> preliminary plat of Wild Oaks of Ramsey.
