February 2, 2006

Kurt & Judy Dey
8240 z73rdAve '.
Ramsey, Minnesota 55303
mcindeys~comcast.net

l~rnsey plnnn{ng Commission
k5~3 Nowthen Blvd N'W
Rnm.qey, Ivl2N 55303

Re: Variance request for property to be developed as "W'fld Oaks of Rnmsey'

If you grant this variance you will create the most dangerous intersection in Rnmsey
CNutria at z73~i). V'mion of eastbound traffic on [73'd traveling at 55 mph is obstructed
by a hill and combined with tra~c speed and the short observation area it could be a
deadly situation.

We feel strongly that this development of high density housing should not be allowed in
this area of Rnmsey. Twelve homes on less than nine acres including setbacks and
streets is not appropriate for this area. The majority of homeowners in this area moved
here bemuse of the open spaces and wildlife and not to hold property to subdivide and
sell. for personal gnin.

Yes, we do agree that growth and property development are needed but believe it should
be limited to minimum lot sizes of 2 V~ acres and fit in with the surrounding area.
Limiting builcl{ng in %%rfld Oaks of Rnm.qey' to four homes with an out/et to ~ger Street
would be the responsible decision to make for this area.

Long'time Rnrnsey residents,

Kurt Dey
Judy Dey

-198-
