The subject property is located within the Tower Overlay <br /> minimum lot size of 10 acres· The subject property, Lot 4, Block 1, Valley <br />District but does not meet the . · the area is l0 acres. Aspart°f <br />View Estates is approximately 9.27 acres in size· The minimum lot size in <br /> the Valley View Estates plat approved in 2000, four lots Were created, all less than 10 acres· The <br /> allowed to create 4 lotS. The developer <br /> original parcel was 38.7 acres and under City OrdinanCeS were (the subject property), was allowed to be <br /> received a variance for Lots 1-3 for lot size and lot width· Lot 4 <br /> created as a remnant parcel per City Ordinances- It should be noted that when Lot 4 was created, the <br /> County requested an additional 27 feet of right-of-way to be dedicated for Green Valley Rd. (CR 63)· If <br /> the right-of-way is included, Lot 4 is approximately 10.3 acres· On April 6, 2006, the Board of <br />· Adjustment granted a variance to the 10 acre lot size requirement based on the platting history of the <br /> property. <br /> In regards to the specific request, Cingular Wireless has submitted information requesting permission to <br /> communications tower. City Code allows for a maximum height of 120' for <br /> construct 120' monopole . . - · ' .
