Mr. Murphy showed a color rendering of the proposed units to the Commission. He indicated <br />they were looking at two stories with a main floor bedroom. <br /> <br />Chairperson Nixt stated the issue he has is the townhome developments that come into the City <br />lack creativity and are large structures with similar exterior. He stated he is generally opposed to <br />large block homes with tuck under garages. He wondered if Mr. Murphy has considered <br />detached townhomes on this site. <br /> <br />Mr. Murphy stated detached townhomes are usually single level and they would need 1200 <br />square feet per unit to achieve the size of home they want to build. <br /> <br />Chairperson Nixt stated if they were going to go with screening he wondered if they would have <br />room for the density transition that is required. <br /> <br />Mr. Murphy stated they discussed this with staff and they will try to save as much vegetation as <br />they can to screen this development from the existing residential homes. <br /> <br />Commissioner Cleveland indicated right across the street from this is storage units that are not <br />very attractive and she did not think single-family homes would work. She thought townhomes <br />would be a good transition. <br /> <br />Commissioner Trites Rolle wondered if they would have rather strict rules for upkeep. <br /> <br />Mr. Murphy stated they would have covenants and an association to make sure the upkeep is <br />done and they would watch it very carefully. <br /> <br />Mr. Richard Wollens, 6726 137th Avenue, stated the City Charter does not authorize this. He <br />noted he lives on the river in a 6,000 square foot home on 1 acre and he felt it is in violation of <br />the Comprehensive Plan. He indicated he did not want townhomes there and would prefer it to <br />remain commercial. He noted there are already a lot of townhomes in the City and crime has <br />increased. <br /> <br />Mr. Steve Blakemore, 13659 Dolomite Street, stated he was concerned with the high density in <br />such a small area. He was concerned with the crime that is coming into the area because of the <br />transitional developments going up. <br /> <br />Mr. Mike Anderson, owner of the Super Bowl, stated he would like to see the land remain <br />commercial and thought it was zoned commercial for a reason. He saw some inherent conflicts <br />with townhomes being so close to the Super Bowl facility. He thought it should stay <br />commercial. <br />Mr. Murphy stated what they are looking at is homes in the $250,000 to $290,000 range. He did <br />not think the developer was opposed to some type of commercial development but they thought <br />along with staff that this would be a better transition.
