Commissioner Cleveland indicated she would like the motion to say "no parking on Sunfish <br />Lake Boulevard". <br /> <br />Commissioner Trites Rolle indicated the date is incorrect in the resolution and should be changed <br />along with the three-year date to 2008. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Cleveland, Brauer, Hunt, <br />Levine, and Trites Rolle. Voting No: None. Absent: Commissioner Van Scoy. <br /> <br />Case #4: Request for Sketch Plan Review of Ebony Woods; Case of Tim Holm <br /> <br />Assistant Community Development Director Frolik stated that Tim Holm submitted a sketch <br />plan to develop 8 townhome units (2 4-unit structures) on the property located on the east side of <br />Ebony Street N.W., just south of Superbowl. <br /> <br />Assistant Community Development Director Frolik stated the subject property is approximately <br />1.1 acres in size is zoned B-2 Business. Development of the property with townhomes will <br />require an amendment to the Comprehensive Plan to change the land use from places to shop to <br />medium density residential. The Comprehensive Plan amendment, if approved, would be <br />followed up with a mzoning of the property from B-2 Business to R-2 Medium Density <br />Residential. The sketch plan proposed 8 units on the 1.1 acres. This equates to a density of 7.3 <br />units per acre, which exceeds City Code standards. The property is located in he Mississippi <br />River Overlay District. The District requirements stated that the project shall be developed as a <br />Planned Unit Development, shall preserve 50% of the land as open space, and restrict impervious <br />(rooftop and pavement) to 25% of the lot area (or up to 35% with a Conditional Use Permit). <br />The development will receive public access from Ebony Street, a dedicated and improved public <br />street. <br /> <br />Mr. Dan Murphy, Generation Realty, representing Ebony Woods Development indicated he was <br />at the meeting to answer questions. <br /> <br />Commissioner Cleveland asked what was surrounding the development. <br /> <br />Assistant Community Development Director Frolik stated there is single family lots wouth and <br />east of the property. Across the street are two single-family homes and self service storage units, <br />to the north is the Super Bowl. <br /> <br />Commissioner Cleveland thought this looked like a good plan and thought townhomes would fit <br />well and transition the area well. <br /> <br />Mr. Murphy indicated they were trying to transition from single-family homes to business. He <br />stated at one time this property was attached to the Super Bowl property. Mr. Murphy stated the <br />lot size is actually 1.153 acres, 48,960 square feet, 7.7 density per unit.
