Zimmerman: As requested at your April 12, 1988 Planning and Zoning Commission meeting, we have reviewed the impacts of extending utilities to Outlot B, Rum Acres Estates. In review of the ground water elevations in the area, the elevation of ground water along Roanoke Street was approximately 852.0 in 1987 and theelevation of the ground water along Waco Street in River's Bend was approximately 854.0 in 1984. Since outlo~ B lies between these areas and the Anoka Soils Survey indicates the area is composed of granular soils with a permeability of 6-20 in/hour, we would conclude that the ground water at outlot B would be at the~ same approximate elevation. The proposed sewer and water extensions would commence at !49th Avenue and Waco Street. The existing invert of the sanitary sewer at !49th and Waco Street is at approximately elevation 872 and would increase as it is extended north to Outtot B. The proposed watermain would· be installed seven and one-half feet below the proposed streets in Outlot B which vary from elevation 885 to elevation 897. Since the estimated watertab!e elevation of 854 is 18 feet below the proposed utilities, there will be no need for dewatering.
