GEIL~LD BAUER <br />Anne ~orrls, Connnunlty Development Director <br /> <br />Background: <br /> <br />Mr. Gerald Bauer is requesting final plat approval of Ford Brook Estates Third <br />Addition located north of County Road No. 7 and east of the existing Ford Brook <br />Estates subdivision. The plat contains 16 single family lots each at least 2.5 <br />acres in size. The parcel is located in the R1-R Residential District. The <br />total parcel is approximately 79 acres in size. Approximately 47 acres are <br />located in Ramsey and the remainder of the parcel is located in Burns Township. <br />Mr. Bauer will construct 180th Avenue N.W. and Barium Street N.W. to access the <br />lots in the subdivision. <br /> <br />Enclosed are the following items for your information: <br /> <br />a) Site location map <br />b) Proposed final plat <br /> c) Proposed resolution approving final plat <br /> d) Proposed development agreement <br /> <br />The City Engineer's review of the plat will be available at the meeting. <br /> <br />Observations: <br /> <br />The Planning and Zoning Commission recommended approval of the preliminary plat <br />on August 11, 1987 with a variance for Lot 2, Block 2 for access on to County <br />Road No. 7 and a variance to Lot 9, Block 1 to the minimum lot size <br />requirement. <br /> <br />On July 9, 1987 the Park and Recreation Commission reviewed Mr. Bauer's <br />subdivision and recommended that park fees be required to satisfy the City's <br />park dedication requirements. <br /> <br />~ecommendation: <br /> <br />Council Action: <br /> <br />Motion to: ~: <br />Adopt Resolution #88- approving Mr.-~erald Bauer's request for final <br />plat approval of Ford Brook Estates Third Addition contingent upon review <br />and approval of the plat by Burns Township. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney X <br />Engineer X <br />Community Development Director X <br />Park and Recreation Commission X <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Planning and Zoning Commission <br /> <br />X <br /> <br />40 <br /> <br /> <br />
