City of Ramsey
161~ ~oWTN~N BOULEVARD N,W,, RAM$£Y, MINNESOTA 55303"' {612) 427-1410
~'~ WILLIAM K. GOODRICH
CITY AI-fORNEY

Date:

From:

Subj:

April 5, 1988
City of Ramsey Planning & Zoning Commission
William K. Goodrich, City Attorney
Conditional Use Permit Request of 3eff Erickson,
15270 St. Francis Blvd.

It is my understanding that Jeff Erickson has applied for a
conditional use permit ~o ~onstruct and operate an office and
warehouse for an electrlca contracting business at 15270 St.
Francis Blvd.
As you know, the subject property is in the City's B-1 zoning
district. In addition a pre-existing residential home is al-
' prior to this time, was
ready located on the property, which
the principal use of the property. In addition, in 1987 Mr.
Erickson applied for a variance to allow for the construction
of an accessory building on his prope~t~ which would have ex-
ceeded the height limitation permitteo in a residential zone.
It is m~ 1understanding that Mr. Erickson wants the parcel to
remain - and operate a business from the premises as well
as live on the site. In addition, Anne Norris advises me that
the City would like to keep the property in its present B-1
zone.
'nion that Mr. Erickson's plan is workable. I suggest
It is my cpi .... =.,~.,~ o ntinued interest in us~n~
that because OT M~. ~u. ~ ~0 '

· . s commercial, and, of course, because it is zoneo
his propezt~ ~, ~+ +Mo-~=c~dpnfial use be considered non-con-
commercial~m-i], LHOL U"~ ~ ........
formin'g~ with the goal of some day, consistent with the City's
non-conTorming use regulation; Section 170.015H, of phasing
out the residential use.
If the Commissioners and Mr. Erickson accept this reasoning,
which I believe to be the best characterization of the subject
property under our zoning ordinance, then Mr. Erickson will
not be required to obtain a conditional use permit. He will,
however, be required to obtain a site plan permit as required
by Section 170.017L of the zoning ordinance.
