As an alternative method for screening within the bufferyard, Ncighborhood <br />6 Business, B 1, B 2, B 3, H 1, E 1, E 2 and E 3 Districts, fences that are 100 <br />7 percent opaque may be used to mitigate the impacts of businesses that are <br />8 adjacent to residential areas. Fences arc subjcct to the provisions found in al[ <br />9 applicable ordinances. When a fence is used for screening purposes, the <br />10 bufferyard planting requirements may be reduced by t-e-t fifty percent from the <br />11 stated minimum requirement. <br />12 f. A three-year management plan shall be submitted for review and approval by <br />22 the city as part of the civil plan set. Thereafter, an annual management plan <br />23 shall be submitted to the city every year by March 1. <br />24 <br />25 575 Screening <br />26 (1) Rooftop HVAC and other mechanical units must be screened from views from the property <br />27 lines using the following means: <br />28 a. Proper placement on the roof. <br />29 b. An integrated screen panel that is architecturally compatible with the building. <br />30 c. Parapet heights sufficient for screening the views. <br />31 (2) Ground -mounted HVAC and other mechanical units must be screened from views from the <br />32 property lines using the following means: <br />33 a. Privacy fencing <br />34 b. An integrated screen panel that is architecturally compatible with the building. <br />35 c.
