1 sewer and water (R-1A, R-1B, R-1C, R-2, and R-3), these districts are herein collectively called "urbanized <br />2 districts." <br />3 <br />4 411 UR — Urban Reserve District <br />5 (A) Purpose. The intent of this district is to preserve areas where municipal urban services are planned, <br />6 as shown on the approved Comprehensive Plan, but not yet available or when significant <br />7 infrastructure is planned, but not yet funded and constructed. The large minimum lot area will <br />8 retain these lands in their natural state or as agricultural uses until sanitary sewer, water, streets, <br />9 and other public infrastructure is available and new development occurs. This will allow orderly <br />10 development to occur. The purpose of this district is to provide a holding zone until a <br />11 landowner/developer makes application for development, at which time the City may rezone the <br />12 affected property consistent with its designation in the Comprehensive Plan, provided that the <br />13 development does not result in the premature extension of public utilities, facilities, and services. <br />14 (B) Application — This district shall be applied to properties within the MUSA as shown on the current <br />15 Comprehensive Plan where sanitary sewer and water infrastructure is not currently available. The <br />16 City Council shall consider the Comprehensive Plan's Staging Plan when rezoning property to one of <br />17 the urbanized districts. <br />18 <br />19 412 RR — Rural Residential District <br />20 ourpose. The intent of this district is to accommodate single-family dwelling units outside of the <br />21 Metropolitan Urban Service Area at a maximum gross density of one unit per 2.5 acres. All lots <br />22 located within the rural residential district are intended be served with individual septic systems <br />23 and wells. <br />24 'B) Application —This district shall be applied to properties outside the MUSA as shown on the current <br />25 Comprehensive Plan guided Rural Developing where municipal sanitary sewer and water <br />26 infrastructure is not planned. <br />27 <br />28 413 R-1A —Single-Family Residential District <br />29 (A', purpose. The purpose of this urbanized district is to accommodate single-family dwelling units on <br />30 suitable land and shall be serviced by sanitary sewer and municipal water. <br />31 (B) Application — This district shall be applied to properties guided Low Density Residential within the <br />32 MUSA as shown on the current Comprehensive Plan where sanitary sewer and water infrastructure <br />33 is available. <br />34 <br />35 414 R-1B—Single-Family Residential District <br />36 (A, purpose. The purpose of this urbanized district is to accommodate single-family dwelling units on <br />37 suitable land and shall be serviced by sanitary sewer and municipal water. <br />38 (B) Application — This district shall be applied to properties guided Low Density Residential within the <br />39 MUSA as shown on the current Comprehensive Plan where sanitary sewer and water infrastructure <br />40 is available. <br />41 <br />42 415 R-1C—Single-Family Residential District <br />43 (A) Purpose. ihe purpose of this urbanized district is to accommodate detached residential dwelling <br />44 units on suitable land and shall be serviced by sanitary sewer and municipal water. <br />45 (B) Application — This district shall be applied to properties guided Low Density or Medium Density <br />46 Residential within the MUSA as shown on the current Comprehensive Plan where sanitary sewer <br />47 and water infrastructure is available. <br />48 <br />49 415 R-2—Medium Density Residential District <br />Page 55 of 160 <br />
