Minimum lot arca shall be calculates <br />4 excluding thc portion of thc property containing the dui eway. <br />5 (C) For lots in the R-2 district created for attached or detached townhomes, the lot area equivalent shall <br />6 be calculated as an average of the areas of the privately -owned lots and any association -maintained <br />7 common areas. <br />8 (D) Accessibility ramps are exempt from the front yard setback requirements of each district. <br />9 (E) Density/Use Transitioning and Buffering — Add 35 feet to the minimum lot depth or width and to <br />10 the principal structure setback (side or rear) to accommodate screening requirements found in <br />11 Section 475 when: <br />12 (1) Adjacent to an RR-, B-, or I -zoned property; or <br />13 (2) When an R-2- or R-3-zoned property is adjacent to an RR-, R-1A-, R-1B-, or R-1C-zoned <br />14 property; <br />15 (3) Adjacent to a P-zoned property. <br />16 <br />17 450 Accessory Structures <br />18 The following standards are required for all accessory structures on residential properties. <br />19 A) Height. <br />20 (1) Urbanized Districts: The height of a detached accessory buildings shall not exceed the height <br />21 of the principal structure or 2-2 24 feet, whichever is less. The height of an attached accessory <br />22 structure shall not exceed the height of the principal structure. <br />23 (2) Rural Residential or Urban Reserve District: The height of a detached accessory buildings shall <br />24 not exceed the height of the principal structure or 24 feet, whichever is less. The height of an <br />25 attached accessory structure shall not exceed the height of the principal structure. If a <br />26 detached structure is in the rear yard, the height of the accessory structure cannot exceed 30 <br />27 feet. <br />28 (B) Architectural Requirements. The exterior materials used on the detached accessory buildings must <br />29 generally match those of the principal building on the subject property including same or similar <br />30 colors, soffit, fascia and eave overhang. <br />31 (C) Setbacks <br />32 (1) Side and Rear Setbacks — 5 feet. <br />33 (2) Front Setback and side adjacent to right-of-way — no closer to the street than the edge of the <br />34 principal structure. <br />35 (3) Exception: detached accessory building may be located in front of the principal building while <br />36 maintaining setbacks for principal structures in that zoning district when: <br />37 a. On RR lots two acres or greater in area, or <br />38 b. When located riparian lots in the wild and scenic, critical area, or shoreland overlay <br />39 districts. <br />40 <br />41 (D) Quantity and Area Requirements. All accessory buildings, with the exception of attached garages, <br />42 shall be included when calculating the maximum square footage of accessory building space allowed <br />43 on a property.
