That lhe development is proposh~g, to deviate from City Ordina~mes in the following <br />manner: 1) public street that exceeds the 600 foot cubde-sac len~h by 405 feet (1,005 feet <br />in length) 2) Reduction in the 20 foot setback requirement from s~cture to st~cmre to 15 <br /> <br />10. That [hc prclkninmT plat is proposing 59% private open space as part of the development, <br /> which exceeds the 50% private open space area requirement established in City Code. <br /> <br />That (}xe Applicant is proposing a high quality of design and design compatible with <br />smronnding hind uses, both existing and plam~ed. <br /> <br />12. That thc proposed development does contain a wider range of housing types, price ranges <br /> and styles than could be accomplished under existing zoning. <br /> <br />13. That thc proposed public amenities, facilities and open spaces are greater than the <br /> minimum requirements of existing zoning and determined to be in the public good. <br /> <br />14. That the Applicant is proposing a development that is compatible with the pnrposes and <br /> intents of this Zoning Chapter and the City's Comprehensive Plan. <br /> <br />That the proposed development is consistent with all other applicable Cky and State <br />rcgul~tionf;. <br /> <br />That the proposed development will not exercise any substantial detrimental irffluence on <br />thc market value of surrounding properties. <br /> <br />17. That the proposed development will not show a favorable economic impact on the <br /> community at large. <br /> <br />Thai the proposed development will not adversely impact natural features such as wetlands, <br />water features, woodlands, and steep slopcs, <br /> <br />19.
