NOW THI!,RI,,FORE, BE IT P,~ESOL ,/ED BY FIlE CITY COUNCIL OF THE CITY OF RAMSEY, ANOI<'A COUN I Y, S ]['A~I L OF MINNESOTA, that the findings of fhct are determined to be as follows: That National Growth LLC, hereinafter referred to as "Applicant," has properly applied to rezone certain property fi'om R-.1 Single Family Residential to Plmmed Unit Devdopment. That the Planning Commission conducted a public hearing pm'suant to Section 9.03.03 of thc City Code on April 7, 2005 and said public lmm'lng was properly advertised, and the tninutes of said p'~blic hearing are hereby incorporated by reference. 3. That thc property proposed to be rezoned is legally described as follows; The north 330.00 feet of the Northwest Quarter of the Northeast Quarter of Section 23, Township 32, Range 25, together with an easement for road purposes over tile west 33.00 feet of that part of tile Northeast Quarter of said Section 23 which lies north, of County State Aid Highway No. 5, according to the United States Govermxmnt survey thereoF, Anoka County, Minnesota. 4. That tile total area of the property to be rezoned is 10 acres in size. That the proposed rezoning is located within the Metropolitan Urban Set"vice Area 0MUSA) bouudary. That the Sul~iect Property is currently zoned k-1 Single Family Residential and the surronnding adjacent properties are zoned R-1 Single Family Residential. That Section 9.20,11 (t>,--1 Residential District) of the City Code pcmfits single family rcsidcntial onits at a density of 3 units pet' acre; or 4 units per acre as a Planned Unit Development that includes townhomes That the development will include single milt detached tow~homes at a net density of 3.3 units per acre. -156--
