OM R-1 SINGLE FAMILY RESIDENTIAL TO PLANNED <br />UNIT DEVELOI MENT <br /> <br /> WHEREAS, the City received an application to rezone certain property hx accordance <br />with ,~cctton 9.03.03 (Zoning Amendments) and 9.20.31 (Planned Unit Development) of the <br />Ramscy City Code. <br /> <br /> NOW THI!,RI,,FORE, BE IT P,~ESOL ,/ED BY FIlE CITY COUNCIL OF THE CITY <br />OF RAMSEY, ANOI<'A COUN I Y, S ]['A~I L OF MINNESOTA, that the findings of fhct are <br />determined to be as follows: <br /> <br />That National Growth LLC, hereinafter referred to as "Applicant," has properly applied to <br />rezone certain property fi'om R-.1 Single Family Residential to Plmmed Unit Devdopment. <br /> <br />That the Planning Commission conducted a public hearing pm'suant to Section 9.03.03 of <br />thc City Code on April 7, 2005 and said public lmm'lng was properly advertised, and the <br />tninutes of said p'~blic hearing are hereby incorporated by reference. <br /> <br />3. That thc property proposed to be rezoned is legally described as follows; <br /> <br />The north 330.00 feet of the Northwest Quarter of the Northeast Quarter of Section 23, <br />Township 32, Range 25, together with an easement for road purposes over tile west <br />33.00 feet of that part of tile Northeast Quarter of said Section 23 which lies north, of <br />County State Aid Highway No. 5, according to the United States Govermxmnt survey <br />thereoF, Anoka County, Minnesota. <br /> <br />4. That tile total area of the property to be rezoned is 10 acres in size. <br /> <br />That the proposed rezoning is located within the Metropolitan Urban Set"vice Area 0MUSA) <br />bouudary. <br /> <br />That the Sul~iect Property is currently zoned k-1 Single Family Residential and the <br />surronnding adjacent properties are zoned R-1 Single Family Residential. <br /> <br />That Section 9.20,11 (t>,--1 Residential District) of the City Code pcmfits single family <br />rcsidcntial onits at a density of 3 units pet' acre; or 4 units per acre as a Planned Unit <br />Development that includes townhomes <br /> <br />That the development will include single milt detached tow~homes at a net density of 3.3 <br />units per acre. <br /> <br />-156-- <br /> <br /> <br />
