The preliminary plat sheet was prepared by Hakanson <br />Anderson dated March 30, 2006, We offer the following comments: <br /> <br />General: The pr qiminmy plat is proposing to replat an existing parcel legally described as Lot 1, <br />Block 1 o[ Auditor's Subdivision No. 31 and a small parcel of abstract land cmlently described as Lot <br />3, fJlock 1, Auditor's Subdivision No. 30, Tract A. The proposed legal descriptions are Lot 1, Block 1 <br />and Lot IA, Ebony Addition. <br /> <br />Zoning: The site is currently zoned E-2 Employment. Office and warehousing activities are allowed in <br />this district. <br /> <br />l.ot Sizes and Dimension.s: The uewly created lot will be approximately 4.2 acres in size, and will <br />include the platting of rlght-of-way for both the construction of Ebony Street to the railroad right-of- <br />way and the extension of McKinley Street throughout the propmty frontage. The lot conforms to all <br />standards Jk~r lot size. The minimmn lot width as measured at building setback is 200 feet, and the site <br />plan conf'onns to ti~is standard. <br /> <br />Streets: As part of the plat, a 66 foot wide right-of-way is proposed to be dedicated for the <br />constnmtion of Ebony Street along the east side of the plat. Also, McKinley Street is being platted and <br />constructed as part of this sub&vision. Since McKinley Street is identified as a collector street in the <br />City's Comprehensive Plan, 80 feet of right-of-way is indicated. All streets must be constructed to City <br />standards. <br /> <br />Utilities: This lot will be serviced by municipal sewer and water sen, ices. A utility plan has been <br />snbmitted and is been reviewed by City Staff. Watermain should be extended along Ebony Street when <br />the street is installed to complete looping of the waternrain system. <br /> <br />-189- <br /> <br /> <br />
