However, owners of property wittSn 350 <br />feet o£ the subject property, were notified of the easement vacation. <br /> <br />Obscrvati(ms: <br /> <br />Oakwood I,a~d Development is seeking to create two lots fi'om one, existing vacant lot legally <br />described as Lot 1, Block 3, River Pines 5'h Addition. The property is located in the R-I :MUSA <br />area, and sewer and water services have been stubbed to accommodate homes on both lots. The <br />ucwty created lots conform to all lot size and width requirements. <br /> <br />Currently, there is an existing 30 foot drainage and utility easement across the northwest portion <br />of the site. Stormwater pipes are underneath this easement, and City Staff' has determined that it <br />is acceptable to vacate 10 feet of this easement to allow the addition of a second lot. Without this <br />concession, the lot would be too narrow to accommodate a 50'x 50' house pad. The easement <br />vacation was introduced at the City Council meeting on Mat), 9, 2006. <br /> <br />Staff is requiring the extension of the sidewalk on Lithium Street to the north end of the site and <br />thc consrructiou ora temporary cnl-de-sac into the property on the ,,vest side of Lithium Street. <br /> <br />A hmdscaping and tree preservation plan has been submitted, and Staff is requiring the <br />preservation of the existing trees on the rear of each lot, to provide a vegetative buff'er between <br />thc existing home to the north, and the proposed lots. <br /> <br />The Platmin~ Commission met on December to review the sketch plan. They recommended that <br />the applicm~t move lbrwmd to Final Plat stage to the City Council, <br /> <br /> <br />
