The final plat sheet includes two sheets prepared by Passe Engineering dated <br />January 3, 2006, revised May ~, 2006. We o_ffer the following comments regarding your <br />application: <br /> <br />General: I'.,ot 1, Block 3 of River Pines 5m Additi6n currently consists of I platted parcel <br />appro×imately 1.1 acres in size. TNs parcel was platted in 2002, however, no house has been <br />built on the existing lot. The purpos,~ for the replat is to create two lots where One was <br />originally created, <br /> <br />2. Zoniug: The property is located in the R-I: MUSA zoning dis~ct, and the proposed minor <br /> subdivision conforms to the zoning district. <br /> <br />Density and Lot Size: Lot I is proposed to be 34,331 square feet and Lot 2 is proposed to be <br />15,549 square fe~t in size. The proposed lots both coliform to the minimum lot size standard <br />of 10,800 square feet. The overall density for Kiver Pines 5th Addition is 1.9 units per acre. <br />Adding onc additional lot will nor substantially increase density in the area. <br /> <br />Density Transitimfing: Eflbrts are outlined to preserve trees on the eastern-most edge of the <br />aortit property boundao to provide a vegetative buffer to tt~e existing, rural lot immediately <br /> <br /> <br />
