Tree Preservation and Landscaping Plan: A tree preservation aud landscape plan have <br /> been submitted and are acceptable to Staff. <br /> <br />Access aud Streets: The proposed lots will gain access fi'om Litttlum Street, which will <br />someday be a through street. Currently, rite street is a dead end, City policy will require a cul- <br />de-sac and a temporm3' road easement at the end o£Lithium Street. This is indicated on the <br />Final grading and drainage plan. Please provide a legal description or' the updated easement <br />area encompassing the cul-de-sac. <br /> <br />Sidewalks: Construction of a sidewalk along of eastern edge of Lithium Street will be required <br />as parr of the plat, as ot~rlined in the River Pines 5th Addition grading plan. An <br />easement vacation application is being processed in conjunction with this plait. <br /> <br />Utilities: The proposed plat will be serviced with municipal sewer and water services, which <br />have been su. tbbed as pat't of the River Pines 5th Addition development. An additional trunk <br />charge will neeci to be collected. A lxydrant is indicated on thc end o/' Lithium Street to <br />~cilitate watermain flushing. <br /> <br />11. Sewer and Water Trunk Charges: The 2006 sewer and water trunk charges total $3,062 <br /> per residential unit. <br /> <br />12. Stormwater Management: The newly created lot is subject to a stonnwater management <br /> fee. The 2006 stormwater management fee is $397 per residential lot. <br /> <br />13. Trail Development :Fees: The 2006 Trail Fee is $580 per dwelling nnit. <br /> <br />14. Park Dedicntion: Tile 2006 park dedication fee is $2,400 per residential unit.
