Ail market value comparisons must indicate the type of <br /> roadway (County, State, MSA or local), type of surfacing, and <br /> utilities (sanitary sewer/on-site septic system, City water/private <br /> well, storm sewer/local pounding). <br /> <br /> Format of Report <br /> <br /> The report must be clear and concise in detail and cover all items <br /> listed in Parts I and II. <br /> <br />B) The report shall include graphic comparison of property values <br /> compared to the distance frc~ the landfill. <br /> <br />C) The report shall include graphic comparison of market values of <br /> similar properties located in the cities indicated in Part II, A. <br /> <br />D) The report shall sumrarize findings of the Anoka Landfill impact in <br /> Parts I and II above. <br /> <br />E) The report shall determine that if the City of Ramsey had similar <br /> commercial/industrial develo~ent, would the landfill have the same <br /> impacts on market values. <br /> <br /> <br />
