1 otherwise be achieved through standard business or residential districts The District is created for <br /> 2 development seeking alternative regulations that embody principals to promote a better <br /> 3 integration of uses that might typically be separated and to provide for an adequate mixture of <br /> 4 commercial and residential uses. This district will provide flexibility in land development, diversity <br /> 5 in housing types and prices, efficiency in use of public infrastructure, the conservation of energy, <br /> 6 preservation of unique land characteristics, preservation of natural areas, and efficient use of land, <br /> 7 open space,and public facilities. <br /> 8 (B) Application —This district shall be applied to properties guided for any land use as shown on the <br /> 9 current Comprehensive Plan. It may also be applied to a broader area encompassing two or more <br /> 10 land uses shown in the Comprehensive Plan. <br /> 11 <br /> 12 720 Uses <br /> 13 All uses compatible with the intent of the land use guidance of Comprehensive Plan shall be allowed in <br /> 14 this district as permitted uses as approved by the approval ordinance. Specific uses may be prohibited in <br /> 15 order to achieve the goals of the planned unit development. <br /> 16 <br /> 17 730 Development Standards Established <br /> 18 The City Council has the authority to create site- or development-specific standards based on the uses <br /> 19 proposed, site and building designs, the surrounding established and planned uses, and natural features <br /> 20 of the property. All development standards shall be clearly listed in an approval ordinance memorialized <br /> 21 in Section 739 of this chapter for reference. If a standard is not addressed or created in the approval <br /> 22 ordinance,the applicable existing portions of City Code shall be used. <br /> 23 (A) Creation of a Planned Unit Development is considered a rezoning per Section 245 of this chapter. <br /> 24 (B) Amendments to an established Planned Unit Development are approved by ordinance. <br /> 25 (C) Individual uses, except single-family homes, shall be subject to the Site Plan Review procedures <br /> 26 in Section 225 of this chapter. <br /> 27 <br /> 28 739 PU Ds of Record <br /> 29 The following list consists of approved Planned Unit Developments by primary plat name and ordinance <br /> 30 number, if applicable,for reference. <br /> 31 <br /> 32 Primary Plat Name Ordinance Number <br /> 33 Covenant Meadows <br /> 34 FI i ntwood Hills <br /> 35 Fox Ridge Estates <br /> 36 Hunters Ridge <br /> 37 Mallard Ponds <br /> 38 Northfork <br /> 39 Pineview Estates 2nd Addition <br /> 40 River Bluffs <br /> 41 Rum River Hills 84-19 <br /> 42 Village of Sunfish Lake <br /> 43 <br /> 44 740 SL-PUD Shoreland Planned Unit Development <br /> 45 Planned Unit Developments within a Shoreland Overlay District must follow the procedures in Section <br /> 46 934. <br /> 47 <br /> 48 <br /> 49 800 Public/Quasi-Public Districts <br /> Page 96 of 160 <br />
