All exterior wall finishes on any building shall consist of one or more of <br /> 9 the following primary materials comprising at least 70 percent of a building facade: <br /> 10 (1) Face brick and architectural concrete masonry units; <br /> 11 (2) Stucco or Exterior Insulation Finishing Systems (EIFS); <br /> 12 (3) Glass; <br /> 13 (4) Natural or cementous stone; <br /> 14 (5) Specifically designed pre-cast concrete units whose surfaces have been integrally treated <br /> 15 with an applied decorative material or texture; <br /> 16 (6) Factory fabricated fiber cement panel materials; <br /> 17 (7) Other materials as may be approved by the Planning Commission and City Council given the <br /> 18 building's use and context. <br /> 19 (B) Accent Exterior Materials. Exterior wall finishes on any building may consist of one or more of the <br /> 20 following accent materials combined limited to 30 percent of each side of a building facade: <br /> 21 (1) Wood <br /> 22 (2) Metals <br /> 23 (3) Vi nyl <br /> 24 (4) Other materials as may be approved by the Planning Commission and City Council given the <br /> 25 building's use and context. <br /> 26 (C) Roofing Materials. <br /> 27 (1) Pitched and sloped roofs—Asphalt shingles, standing seam metals, or metal shingles <br /> 28 designed to resemble asphalt shingles. <br /> 29 (2) Flat roofs—Any material commonly used for flat roofs provided the wall parapet is at least <br /> 30 six inches above the roofline. <br /> 31 <br /> 32 585 Commercial Fencing <br /> 33 (A) Fencing Materials. The following fence materials are permitted on business properties: <br /> 34 (1) Vinyl coated Chain Link <br /> 35 (2) Privacy fences constructed of wood or a maintenance-free composite material <br /> 36 (3) Extruded aluminum,wrought iron, or a similar durable decorative fence material. <br /> 37 (B) Prohibited Fencing Materials. The following fence materials are prohibited on business <br /> 38 properties: <br /> 39 (1) Barbed wire,concertina wire, or the like <br /> 40 (2) Exposed galvanized metals <br /> 41 (3) Electric fencing <br /> 42 (4) Any material not typically intended for use or construction as a fence such as, but not <br /> 43 limited to, pallets or plywood. <br /> 44 (5) Snow fencing between April 1 and October 31. <br /> 45 (C) Design Standards <br /> 46 (1) All posts and support structures for fencing must be located on the inside of the fence. <br /> 47 (2) The maximum height of commercial fencing is 8 feet. This limit is waived when used in <br /> 48 conjunction with a commercial outdoor recreation use where a taller fence is needed for <br /> 49 containment of tennis balls,golf balls, and the like. <br /> Page 89 of 160 <br />
