In accordance with City Code, the parking area will be paved with <br />bituminous and finished with B-612 concrete curb, except that the east side of the parking lot is <br />not proposed to be curbed. Staff recommended that the east side of the parking lot be curbed <br />unless there are some plans to expand again to the east. The City Engineer recommended some <br />modifications to the drainage plan. No screening is required as the property is surrounded by <br />industrial properties. The Landscaping Plan proposes the addition of two trees on the north side <br />of the property. <br /> <br />Commissioner Jensen inquired if the metal canopy would be painted. <br /> <br />Robert Perovich, Heritage Millwork, replied that the canopy will be a pre-finished metal and <br />used to protect their product while being unloaded. <br /> <br />Commissioner Dempsey questioned if there were plans for another future expansion on the east <br />side in the future. <br /> <br />Mr. Perovich replied that there are plans to construct an additional 100 foot x 200 foot addition <br />in approximately three years. <br /> <br />Zoning Administrator Frolik noted that the City historically has waived curbing when an <br />expansion is planned. <br /> <br />The Committee discussed drainage of the area. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Dempsey, to recommend that <br />City Council grant site plan approval to the proposal for the expansion of Heritage Millwork <br />contingent upon compliance with the City Staff review letter dated September 28, 1999. <br /> <br />Further discussion: Commissioner Jensen questioned how water will run off the canopy if it is <br />flat. Mr. Perovich replied that the water will drain to the east, explaining that the canopy will be <br />slightly tapered. Commissioner Wivoda questioned the type of lighting that is proposed. <br />Community Development Director Sherman explained that the lighting will be similar to what <br />exists on the current building. <br /> <br />Motion Carried.
