Commissioner Jensen questioned if the single-family development would contribute to the trail <br />system and Mr. Griswold replied that it would. <br /> <br />Chairperson Anderson questioned the exception piece of property on the sketch plan. <br /> <br />Mr. Griswold explained that it is a 5-acre life time estate that may be available for development <br />in the future. <br /> <br />Chairperson Anderson questioned if the new plan has been reviewed by the neighborhood and <br />Mr. Griswald stated that it had not been reviewed. <br /> <br />Chairperson Anderson stated that it was his understanding that an informal presentation was <br />presented at a work session for the City Council and questioned what plan was presented and <br />what their reaction was to the plan. <br /> <br />Mr. Griswald explained that council was presented with the original plan that had a density of <br />335 units. He stated that their reaction somewhat concurred with the neighborhood regarding the <br />court homes. <br /> <br />Chairperson Anderson questioned that in order for the development to proceed, would the <br />property have to rezoned to Planned Urban Development (P.U.D.). <br /> <br />Mr. Griswold stated that is the understanding of Pulte. <br /> <br />Commissioner Jensen questioned if it is the opinion of Pulte that a mixed use is more beneficial <br />to the land. <br /> <br />Mr. Griswold explained that the current plan has a density of 3.1 units per acre and a single- <br />family development could have a density of 3.3 units per acre. It would also allow for a more <br />diverse population rather then everyone being from the same family setting. <br /> <br />Mr. Grant explained that the manor home is a single family attached home ranging from 1,200 to <br />1,600 square feet and having an average sale price of $135,000-$170,000. On average the buyer <br />is married, over 35, 60 percent have a 4-year degree, .32 children live at home which would <br />mean approximately 26 children in the manor home development. The Club Home is a single <br />family attached townhome for active adults, ranging from 1,200-2,400 square feet and an average <br />sale price of $150,000-$220,000. On average the buyer is 60 or older, usually retired and the <br />number one reason for purchasing the club home is the single level living. Mr. Grant reviewed <br />an article in the Star Tribune in regards to the increase of the aging community and the need for <br />more housing will soar by 254 percent in the surrounding 5 counties. He explained that there <br />would be 135 detached single family homes, 38 of them would have association care.
