Two-thirds of the owners would be 50 and older and still working. <br /> <br />Commissioner Jensen questioned if a double garage will be the only option. <br /> <br />Mr. Grant stated yes. The last 97 lots will be standard single family lots with an average of <br />1,700 to 3,000 square feet and the average sale price ranging from $190,000-$295,000. He <br />explained the development as a life cycle community which allows residents to change their life <br />style as needed without moving from the area. <br /> <br />Commissioner Dempsey questioned what the anticipated family size would be in the single- <br />family homes. <br /> <br />Mr. Grant explained that in their other developments they have seen on average one child per <br />household, but noted that this community could be 2 children per household. <br /> <br />Commissioner Dempsey questioned if they are proposing streets that are not the same width as <br />other City streets. <br /> <br />Mr. Griswold stated that all streets will be the standard width with the standard setbacks. <br /> <br />Commissioner Dempsey questioned why type of plants and trees will be used in the berm. <br /> <br />Mr. Griswold explained that there would be a four to six foot berm between the project and <br />exisitng residents. The plants would be combination of evergreen and deciduous material. <br /> <br />Commissioner Jensen questioned if the planting is protected under the PUD if they die. <br /> <br />Zoning Administrator Frolik explained that money is collected and held by the City for two years <br />that requires survival or replacement of the plantings. <br /> <br />Commissioner Dempsey questioned if the exception area of the property were to be acquired, <br />how would they gain public access. <br /> <br />Mr. Griswold reviewed the possible access into the property and said a tar driveway would be <br />provided onto the cul-de-sac. <br /> <br />Commissioner Jensen questioned if the property would then be constructed with club homes. <br />Mr. Griswold stated that would be their preliminary thought. <br /> <br />Commissioner Dempsey questioned at what level would the control be mined over to the <br />association. <br /> <br />Planning Commission/August 18, 1999 <br /> Page 4 of 7 <br /> <br /> <br />
