Mr. Grant stated that they would require 70 percent occupancy, and that they would work with <br />the association until they were comfortable with taking over. <br /> <br />Commissioner Dempsey questioned how many residents will sit on the board. <br /> <br />Mr. Grant explained that it is usually five, but it will be decided by the association. <br /> <br />Commissioner Dempsey questioned if a certain amount of the homes have to be sold before <br />construction of the development is completed. <br /> <br />Mr. Grant stated no, that they follow their building schedule. <br /> <br />Commissioner Dempsey questioned when association fees start being collected. <br /> <br />Mr. Grant stated as soon as the closing of the property is final. <br /> <br />Commissioner Jensen questioned the approximate association fee. <br /> <br />Mr. Grant stated that it will be approximately $85.00 a month. <br /> <br />Commissioner Jensen questioned if Pulte has built a situation similar to the life cycle housing <br />development they are proposing. <br /> <br />Mr. Grant explained that they did a similar development in Apple Valley, but that development <br />includes many court homes and has a much higher density. <br /> <br />Chairperson Anderson questioned how Pulte views this particular piece of land. <br /> <br />Mr. Grant explained from a marketing tool on a scale of one to ten it would be an eight. He <br />stated that it is a beautiful piece of land because of the trees and wetlands. <br /> <br />Chairperson Anderson questioned if within the existing P.U.D zoning regulations, there is <br />anything that would prohibit developing the property as presented. <br /> <br />Community Development Director Sherman stated no, that the property meets the intent of the <br />P.U.D regulations. <br /> <br />Commissioner Dempsey requested that the access on 145~h Lane to the private driveway be <br />rearranged to gain access from the inner street of the development. <br /> <br />Mr. Grant stated that they would look into relocating the drive. <br /> <br />Commissioner Wivoda questioned what the City policy was on cul-de-sacs. <br /> <br />Planning Commission/August 18, 1999 <br /> Page 5 of 7 <br /> <br /> <br />
