Preliminary Plat: GAD's Prairie <br />May 24, 2006 <br />Page 4 of 6 <br /> <br />Tree Preservation Plan: A tree inventory and preservation plan, dated April 24, 2006, has been <br />submitted. Essentially all trees on the site are proposed to be removed with the exception of <br />about a dozen, consisting mostly of Siberian Elms. The following comments are offered <br />regarding the tree preservation plan: <br /> <br />· There appears to be a potential oppommity to preserve about ten (10) Scotch Pines <br /> (numbers 159-163 & 173-177) along the western boundary. These, in conjunction, with <br /> the row of shrubs along the western boundary, could be used to partially satisfy the <br /> transitioning requirements. ' <br /> <br />· Ail efforts should be made to preserve the row of shrubs along the western border. They <br /> provide an immediate buffer to the existing homes to the west, while any new plantings <br /> will take some time to provide the same benefits. <br />· Where feasible, understory vegetation and smaller trees (those not included in the' <br /> inventory) should be preserved. <br />· Siberian Elms are non-native, undesirable, invasive trees. Preservation of this species is <br /> not warranted or encouraged. Due to the condition of tree number 281, this tree in <br /> particular should be removed. <br />· Tree save fencing is required around all trees that are to be preserved. Fencing should be <br /> installed at the dripline of trees or groups of trees and must be shown on the tree <br /> preservation plan. <br /> <br />Please submit a revised plan that addresses these concerns. <br /> <br />Ground Cover/Irrigation. City Code requires all areas otherwise not imProved to be established <br />with sod. Staff is assuming that the .development will comply with this requirement. An <br />irrigation system will need to be provided throughout the development where sodded and <br />landscaped areas are established. The proposed irrigation system will need to be reviewed by the <br />City Engineer. The irrigation system will need a dedicated service(s) that must be shown on the <br />utility plan. <br /> <br />Architectural Standards: The R-2: Medium Density Residential district requires the following <br />architectural requirements: <br /> 1) The front fagade of structures shall consist of a minimum of 35% brick, stone, or <br /> stucco. <br /> 2) A minimum of three colors shall be used for each Structure. Also, an effort should be <br /> made to vary colors among structures. A color p~lette is required as part of the site <br /> plan approval and building permit approval process. <br /> 3) All structures shall include at least 2 of the following items: <br /> a. Articulated/cantilevered facade <br /> b. Dormers <br /> c. Articulated roof line <br /> d. Balconies, porches, or decks <br /> e. Window Treatments <br /> <br />15 <br /> <br /> <br />
